Our approach is to focus on “Leverage & Proactive Marketing”. If given the opportunity to represent you on the disposition of your real estate, within the few days of obtaining the listing, professional photos of the property taken, all marketing materials will be made available and our marketing campaign will begin. Multiple online marketing resources will be engaged to “advertise” the property. This strategy, coupled with an aggressive letter/postcard mailing and telephone cold calling campaign will begin to both property owners and real estate firms and their real estate agents. Our goal here is to present to and educate all active agents on the benefits of ownership of your property, as we want all agents to have a good understanding of the asset and knowledge of how best to present the deal to their own clients. Our goal is to market the property to as many agents as possible, with the intent to cast a very wide net in effort to find the one buyer who will see value in the property and pay you the highest price in the shortest amount of time.
We want to make sure that every broker actively selling income property in Southern California, who is not associated with our firm has the same opportunity to sell this real estate, whereby increasing the probability of finding the one buyer willing to pay the highest price and lead to successful closing. Not only will the brokerage community get an E-Blast, they will be part of a mailing campaign and followed up with telephone calls to answer questions and illicit their interest. It is more critical today than ever before to be fully integrated into the entire brokerage community. As your agent, we want to be sure everyone that requests information, has questions, or needs to tour the asset will get our team’s full cooperation.
Marketing directly to property owners is accomplished by letters, post cards, newspaper ads, on-line websites such as Loopnet, Costar, Multiple Listing Service (MLS) and a well-defined cold call campaign.
After a complete and thorough analysis of the property, we will price the property at the top of the market, keeping in mind we do not want to overprice the asset, resulting in a lack of activity. If necessary, we will develop a strategy and plan on how best to add value through the rehab and upgrade of units and property. Resulting in increased rents and monthly cashflow necessary to achieve a higher sales price.
Acquisitions
Identify and underwrite available properties for acquisition. Local / national trends, comparable sales / rents, employment trends, new construction, % rates and investor sentiment are incorporated into our underwriting analysis. We negotiate on behalf of our client to secure the best possible transaction based on investor goals. If applicable, develop a strategy and plan on how best to add value through the rehab and upgrade of units and property. Resulting in increased rents, monthly cashflow and overall market value.
